Landlord compliance questions

When does a gas safety certificate expire?

Gas safety certificates (CP12) must be renewed every 12 months. Landlords are legally required to give tenants a copy within 28 days of the check and before a new tenancy begins.

What are the EICR requirements for landlords?

Since 1 April 2021, all private rented properties in England must have a valid EICR (Electrical Installation Condition Report) carried out every 5 years by a qualified electrician. Fines for non-compliance can reach £30,000.

How long is an EPC valid for?

An EPC is valid for 10 years. Landlords must have a valid EPC with a rating of E or above (unless an exemption applies) before marketing a property for rent.

Do I need an HMO licence?

A mandatory HMO licence is required if your property is rented to 5 or more people forming more than 1 household. Some councils require licences for smaller HMOs. Check your local council's requirements.

Can Brivno track multiple properties?

Yes. Brivno is built for landlords with portfolios of any size. Track all certificates, deadlines and documents across every property from one dashboard.
